Fit-out

Overview

Combining both office and educational spaces, with the added element of heritage preservation to the internal corridors, walls, ceilings, doors and cornices, this high speed fit-out was a success due to the commitment of the construction team, including consultants and trade contractors.

With the handover of levels 4 and 5 (amounting to over 75% of the project cost) occurring 8.5 weeks after project commencement, manufacturing times for joinery items had to be halved in order to achieve the pre-committed relocation date of two international colleges whilst still maintaining a quality finish.

A feature to this fit-out is the timber slat joinery ceiling extending the length of the heritage corridors. This was a requirement of the Heritage Consultant acting on behalf of Sydney City Council in order to view the cornice detailing and existing services dating back to 1934.

Highlights

Timber features and other designs

The inclusion of the timber joinery doors into the office fitout of Transport House along with the extensive use of glass partitions creates consistency between the college lecture theatres and the administration offices.

Included in the scope of works was the installation of two new escalators from the ground level to level 1. Located in the direct path of the escalators was a Starbucks Coffee shop that was required to stay open and operational during the entire installation. A large majority of the installation, including two slab penetrations, occurred between the hours of 7:00pm and 3:00am without complaint from neighbouring businesses such as Travelodge, Portico and the Menzies Hotel.

A new feature Intertenancy Stair was also constructed which now enables students to travel from ground level up to level 2 without the use of a lift, reducing the clutter of users within the ground level lift lobby.
